Renovate or rebuild? How to decide for your home.

When an older home no longer works, the question is whether to renovate or start again. A few honest checks will usually point to the right answer.

01

Check the structure first

If the foundation, columns and slabs are sound, renovation is usually practical. If there are serious structural problems, ask an engineer whether repair is realistic before you decide.

02

Test whether the layout can change

Many layout problems can be solved by opening walls, adding a staircase or reorganising rooms. If the footprint itself is the problem, rebuilding may serve you better.

03

Compare cost and time honestly

Renovation can cost less and take less time, but hidden surprises are common in older buildings. Rebuilding has more predictable costs but needs full design, approvals and a longer programme.

04

Consider what rules allow

Local rules on height, setbacks and coverage may allow a different building than the one you have. Check what is permitted before choosing.

05

Think about sustainability

Reusing an existing structure saves materials and embodied energy. Upgrading insulation, windows, lighting and services can make an old house much more efficient.

There is no single right answer. A site visit and a structural check will tell you far more than guesswork. Our team can assess your home and give a clear recommendation.
